Why It's Hard to Estimate Yourself

Furniture takes up far more volume once it's out of position and stacked for removal than it appears to in a room. Cupboards, lofts, and sheds also hide a surprising amount that doesn't register during a quick walk-through.

Flats and Smaller Properties

A one or two-bedroom flat clearance typically fills somewhere between a quarter and a full van load, depending on how long the tenant or owner lived there and how much storage the property had.

Family Homes

A three or four-bedroom house with a garage and garden usually generates considerably more — often a full van load or more, particularly if it includes a loft, shed, and years of accumulated belongings from raising a family.

What Adds to the Volume

Lofts and garages are consistently the biggest surprise. So are properties where someone lived for decades — each additional decade in a property tends to add noticeably to the final volume, simply because fewer things get thrown away along the way.

Where It All Goes

None of it goes straight to landfill. Furniture and household goods in good condition are set aside for charity donation. Everything else passes through a licensed transfer station where it's sorted into metal, wood, textiles, cardboard, and general waste streams for recycling or recovery.
