Where Asbestos Hides
**Artex (textured coatings)** — the swirly patterns on ceilings and walls popular in the 1970s-80s often contain chrysotile asbestos. **Floor tiles** — vinyl floor tiles from the 1960s-80s frequently contain asbestos. **Insulation** — pipe lagging, boiler insulation, and loose-fill loft insulation can contain asbestos. **Cement products** — corrugated garage roofs, soffits, fascias, and water tanks made from asbestos cement.
When It's Dangerous
Asbestos is dangerous when its fibres become airborne — this happens when asbestos-containing materials are disturbed, damaged, drilled, sanded, or broken. Intact, undamaged asbestos that's left alone poses minimal risk.
When to Test
Before any renovation work that might disturb materials you suspect contain asbestos. Before demolition of pre-2000 buildings. If you notice damaged textured coatings or insulation materials. Testing involves taking a small sample and sending it to a UKAS-accredited laboratory.
What NOT to Do
Do NOT try to remove asbestos yourself. Do NOT drill, sand, or scrape materials you suspect contain asbestos. Do NOT break up asbestos cement products. Do NOT put asbestos in your household bins or take it to a recycling centre.
